Water damage in Tampa doesn’t wait for business hours, and neither do we. The crew you’ll see at your door is made up of people who live and work right here in the Tampa Bay area. We know what a summer afternoon thunderstorm does to a slab-on-grade rancher in Carrollwood, and we know how fast humidity turns a small leak into a mold problem in Seminole Heights. What unites us is simple: we show up inside the window, put the price in writing before anything starts, and stand behind the work for a full year. Every one of us works to The Garrison Standard, and every one of us is background-checked, uniformed, and trained on professional-grade equipment from Dri-Eaz, Phoenix, XPOWER, B-Air, and Injectidry.
Restoration work we handle

Our People
Shane Pruitt, Owner
Shane has been part of the Garrison Partners family since 2005, and he’s the name on the guarantee for every job Keegan Restoration Tampa takes on. He started on the truck, moved through every role in restoration, and still walks jobs personally when the scope gets complicated. Shane’s the one who insisted that a written price go out before any work starts, on every job, no exceptions. He’s also the reason the 365-Day Done Right Promise exists: if it fails within a year, Keegan returns and makes it right at no charge. When he’s not checking drying logs or reviewing scopes of loss, he’s usually trying to keep his truck clean, which in this line of work is a losing battle.
Marcus D., Lead Water Damage Technician
Marcus has been running water losses in Tampa for over a decade and holds IICRC certification in water damage restoration. He’s the one who sets the drying plan, places the air movers and dehumidifiers, and monitors the psychrometrics until the numbers say the structure is actually dry. Marcus has a habit of explaining exactly what he’s doing and why, which homeowners tend to appreciate when their kitchen floor is buckled and a Dri-Eaz dehumidifier is humming in the hallway. He’s been known to say that Tampa’s real dry season is whatever week he tries to take off, because that’s when the quietest pinhole leak turns into a full extraction job.
Lena R., Mold Remediation Lead
Lena leads our mold remediation work and holds RIA certification, and she’s the person who walks you through containment, air scrubbing, and what actually needs to be removed versus what can be cleaned. She’s spent years crawling under Tampa pier-and-beam homes and through attic spaces in Hyde Park, so she’s seen just about every way moisture finds a path where it shouldn’t. Lena is firm about one thing: a clean scope of loss with photo documentation, because she knows your insurance adjuster is going to ask questions and the answer should already be in the file. She keeps a running list of the best Cuban sandwich spots within ten minutes of any job site, and she will share it if you ask.
Tommy V., Senior Installer and Apprentice Mentor
Tommy handles the rebuild side of our work: drywall, trim, flooring, and the finish details that make a repaired room look like nothing ever happened. He’s certified through IFA and has been doing finish carpentry in the Tampa area long enough to know which older homes in Seminole Heights have framing you don’t touch without a second look. Tommy works with our apprentices and has a rule: measure twice, document once, and never let a homeowner discover a surprise at the end of the job. He also runs a small fishing skiff on his days off, and his drying-time predictions are somehow more accurate than the weather app, which everyone on the crew finds mildly irritating.
One Standard, Every Job
The Garrison Code isn’t a poster on the wall. It’s the sequence we follow on every single job in Tampa: show up inside the window, price in writing, do it by the book, leave the site clean, and stand behind the work for a full year. The written price goes out before anything starts and it never moves at the door. Equipment runs in compliance with IICRC, RIA, and IFA standards, and every job is photographed and documented so your insurance claim has what it needs. If something fails within a year, the 365-Day Done Right Promise means Keegan returns and makes it right at no charge, including a free second visit. That’s the standard we’re held to, and it’s the one Shane holds us to on every call.
